It has been very difficult trying to arrange for a complex-wide washer/dryer maintenance project.  Many plumbers have refused to do it because of the difficulty in accessing the hoses, and those who have agreed to do it have been exorbitantly expensive.  Because it is critically important for ALL condos to replace the hoses, Tri-State Enterprises, Inc. has offered to do this for Parc Crossings at the cost of $240 per unit.  This is half the cost of other quotes obtained.  It will include replacing the hoses and cleaning the vents.  A release of liability form must be signed by all homeowners who participate in this project.  For those homeowners who do not participate, the HOA strongly encourages you to not delay in arranging to have it done on your own.  Major damage can occur (and has) if the hoses are not replaced.  The homeowner must bear the significant cost of damages when this occurs.

For the convenience of the residents, the Washer/Dryer Maintenance Project is being coordinated with other projects that require us to be home: 

·       Front Door Painting – The exterior of the door will be painted in an off-white color similar to the existing shade.  This requires the door to be open so that the jams can be painted.  If you wish, for $80, the interior of your door can be painted at the same time with the same color.

·       Inspection of Balconies/Rear Doors for later maintenance – This will require access to your balcony through the interior of your condo.  

Procedure:

·       A sign-up sheet with a list of dates and times between September 4 and September 28, 2007 (approximate) will be posted on the bulletin board.

·       Sign your name on the line with the date and time that is most convenient for you.

·       You can sign up for one, two or all three projects.

o       Front Door Painting is free (exterior).

o       Interior Front Door Painting -- $80

o      The Washer/Dryer Maintenance and Cleaning Project costs $240 (payable to Tri-State Enterprises, Inc.) and a Release of Liability Form provided by Tri-State must be signed.
